As every musician and singer knows it is practice that improves the quality of the end product. This may involve renting space in a sufficient and appropriate studio or practice hall.
This eight page, twenty-eight clause legal contract includes but is not limited to the following Clauses; term of lease, rent, insurance, quiet occupation, security deposit, signs and renovations, parking and termination.

This Studio/Practice Hall Lease Agreement (herein called the "Lease") is made by and between the above named and below named Lessor/Landlord (hereafter called the "Landlord") and the above named and below signed Lessee/Tenant, (hereafter called the "Tenant"), for the above addressed Studio/Practice Hall (hereafter called the “Leased Premises”) .
The Landlord desires to lease the Leased Premises to the Tenant, and the Tenant desires to lease the Leased Premises from the Landlord for the purposes of musical practice for the term, at the rental and upon the covenants, conditions and provisions herein set forth.
THEREFORE, in consideration of the mutual promises herein, contained and other good and valuable consideration, it is agreed:
1. The Landlord hereby leases the Leased Premises to Tenant, and Tenant hereby leases the same from Landlord, for an "Initial Term" beginning __________________, 20 __ and ending on ________________ 20 __ .
2. Landlord shall use its best efforts to give Tenant possession as nearly as possible at the beginning of the Lease term. If Landlord is unable to provide occupation the Leased Premises in a timely manner for whatever reason, rent payable shall abate for the period of delay. The Tenant shall make no other claim against the Landlord for any such delay.
3. The Tenant may renew the Lease for an extended term by agreement . . . continued
